Best price

We are offering discounts for our guests booking directly with us via our website most of the time, so please make a clever decision and book directly with us to get the best price.


You will be charged a 50% deposit to confirm your reservation.


As a small hotel, late cancellations and no-shows can significantly impact our business. Therefore, our deposit and cancellation policy is as follows:

  1. Non-Refundable Deposits: All reservations require a non-refundable deposit at the time of booking. This deposit serves as a guarantee and will not be refunded under any circumstances.

  2. Cancellation: Once a reservation is made and the deposit is paid, it is considered final and non-cancellable. Guests are not eligible for any refunds, regardless of when they cancel or if they fail to show up for their stay.

  3. Date Changes or Credit Notes: While the deposit is non-refundable, in some exceptional cases, we may offer the option to change reservation dates or provide a credit note for a later stay. However, this is at the sole discretion of the hotel and subject to availability.

We understand that unforeseen circumstances can arise, but our strict non-refundable policy allows us to provide the best service to all our guests and maintain the viability of our small hotel business.

Non-arrival to the resort (No Show)

If you fail to arrive to the resort till next day 11 am of your original booking and do not inform us about it in advance by email or phone, we will see this as No Show and your entire reservation will be cancelled automatically by the resort. You will be charged the cost of the whole reservation.

Shorten stay (Early check out)

If your plans change and you decide to leave earlier, we will understand it as cancellation and will ask you to pay in full for all remaining nights.

Payment at the resort

To pay your accommodation bill balance we accept cash in Rupees, Dollars, Euros or Pounds. Card payments are also available.


Rates are per room per night.


All accommodation rates are subject to Goods and Service Tax (GST).

Check in and check out times

Check in time is 2 pm, check out – 11 am.

Special requests

Please note all special requests will not be guaranteed as they are subject to availability upon your arrival to the hotel.

Early check in

If you are arriving at night or early morning, we advise you book your accommodation starting with previous night so you can check in directly after arrival. Or you can hope for luck that your room will not be occupied the night before and you will not have to wait till other guests check out and room gets cleaned for you.

Late check out

Check out time is 11 am. If you require a later check out, please contact us before 10 am on the day of departure, and we will do our best to accommodate your request. A charge may apply, depending on room availability.

Extra bed

Extra Mattress or baby cot can be arranged for extra fee (1000 INR per night). Only one extra Mattress can be fitted in one room.


Wifi is available.


We can arrange transfers from Dabolim airport or Madgaon train station to Jardim A Mar.

Force Majeure

The resort cannot accept responsibility or pay any compensation where the performance or prompt performance of the reservation contract is prevented or affected by reason of circumstances which account to “force majeure”.

Circumstances accounting to “force majeure” include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your stay) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic and all similar situations beyond our control.

It is explicitly agreed that an event of force majeure suspends execution of the reciprocal obligations for the parties, and that each party shall pay the expenses resulting therefrom. In particular, the guests alone shall pay the additional expenses that might be incurred for any change in hotel, following the event of force majeure.
